Transactional Funding Fee Schedule

* Fees are based on transaction details.

* Typically 2.5% of the loan amount on the first closing of the flip plus a $495 processing fee.

* We have a $2250 minimum funding fee regardless of loan size (typically only appies if your loan amount is less than $90,000.)

* As investors ourselves, we’re proud to offer you some of the most competitive funding fees in the industry.

How to Request Funds…

Please fill out our submission form below and click the “SUBMIT” button.

Please email your docs to Scott or fax your documents to the attention of Scott and Jason at 813-849-6112. Our preferred way to accept docs is via email. Please send them via email if possible. We will confirm that we have your
submission and documents via a phone call as soon as we get them to go over the details.


If you are using an OPTION CONTRACT, please send us the following:

  1. Option contract you used to purchase
  2. Contract of the B to C sale
  3. Short Sale approval letters from Lenders
  4. Copy of wire instructions for closing agent/attorney
  5. Copy of end buyer’s underwriting approval or “clear to close” from their lender
  6. Copy of your Photo ID

If you are using a TRUST, please send us the following:

  1. Copy on contract between seller and trust
  2. Copy of the B to C sale
  3. Copy of trust
  4. Short sale approval letters from Lenders
  5. Copy of wire instructions for closing agent/attorney
  6. Copy of end buyer’s underwriting approval or “clear to close” from their lender
  7. Copy of your Photo ID

  7. *NOTE: This transaction must set up as a Back-to-Back closing or we will not fund it. Both the "A to B" and the "B to C" closing must be set up with the same closing agent/attorney and your closing agent must be aware that you are performing a Back-to-Back closing. It is best to ask your title company/ closing agent early so that you don't waste your time. If your chosen title company or closing agent will not properly facilitate a Back-to Back closing, cantact us and we can recommended nationwide title company who will ethically and legally perform Back-to-Back closings in every state.
